Preheat your pan or griddle over medium heat.
In a large bowl, combine flour, sugar, baking powder, baking soda, and salt.
In another bowl, beat together buttermilk, milk, egg and melted butter. (Hint: Have your ingredients all at room temp to let them combine better.)
Pour the wet mixture into the dry mixture, using a wooden spoon or fork to blend. Stir until it''s just blended together. Too much stirring and you get chewy pancakes. Stir until JUST combined - a few lumps are ok.
Pour or scoop the batter onto a lightly greased griddle, using approximately 1/2 cup for each pancake. Brown on both sides until golden and serve hot. (Hint: There is such a thing as the sacrificial first pancake - so it''s ok if your first one looks a little creaky.)
If you like your pancakes restaurant style - a little lacy and crispy - then coat the griddle surface with butter before pouring in your batter.
