Preheat oven to 400F. Drain water chestnuts and wrap each with bacon. Secure with toothpicks. Bake 20 to 25 minutes. Drain fat.
Mix sugar, ketchup and mayo. Slather all over. Return to oven and bake additional 20 to 25 minutes.
